Israeli real estate contracts work differently than buyers expect. There's no built-in inspection period, no mortgage contingency clause, no escrow agent who steps in if something goes sideways after signing. Once the contract is executed, the buyer has largely accepted the property and everything attached to it — including debts and registration issues that may not have surfaced before signing. My job is to make sure those things surface before signing. That means verifying what's actually registered in the Tabu (title registry), examining what debts are attached to the property, and reviewing what the contract obligates each side to do.

Avner Slater is the founder of Avner Slater Law Office and has practiced real estate law in Jerusalem for twenty years. He earned his LLB from Ono Academic College in 2005 and was admitted to the Israel Bar Association in 2006. He completed his LLM at the Hebrew University of Jerusalem in 2010 and was certified as an Israeli Notary by the Ministry of Justice in 2018. A Jerusalem native, Mr. Slater built his practice around the conviction that Israeli real estate transactions require counsel willing to handle the full scope of the work — from the tax planning to the contract to the title registration — directly and personally, on every file.
